HOUSING NEEDS IN HEXHAM
The provision of affordable homes in Hexham has long been neglected
- 2021 Census: in its housing stock, Hexham has the lowest proportion of affordable homes in Northumberland and the NE
- Two housing needs surveys (2016 HNP and 2022 C&C) have demonstrated that, across the County, the highest need for affordable homes is in Hexham
- Since 2016 how have these affordable housing needs been met?
- How many opportunities have been missed? The Workhouse, The Police Houses, the Old Bus Station, The Bunker site, Prospect House, Hadrian House, The Old Swimming Pool.
| To address the back-log of need plus anticipated new need (housing units) | 2016 | 2022 |
| Total need for affordable housing | 340 | 540 |
| To be built per annum over 5 years | 68 | 108 |
| Built in the subsequent 5 years in total | 34 | ??? |
As a result of years of neglect, housing need in Hexham remains complex and inclusive:
- All ages: young people, older people including downsizing, young couples, young families
- All tenures: affordable to rent (80% of market rent), social rented (60% of market rent), affordable to buy, covering assisted purchase, part-ownership, co-ownership)
- All housing types: 1-2-3 bedrooms, houses, flats, ground floor access flats, bungalows with gardens
- Across Hexham residents there is no new need for 5-bedroom homes
How well have these needs been represented, how many opportunities missed: workhouse, police houses, old bus station, bunker site?
